Portland’s ‘sexiest’ townhome is for sale at $1,425,000: Birkin Lotus 7 not included - OregonLive

It’s not unusual for a residential property to be marketed as a way to buy into a lifestyle: Live near a golf course, tennis club or the “best” parks, hiking trails or schools. It is rare, however, for a home to be promoted as “sexy.”

Last year, there was designer Fritz Junker’s Portland penthouse that was touted as the “city’s sexiest condo.”

The teasing marketing video showed Junker and Bree Kemp dodging a spoofy villain type as they glided past the Portland Plaza residential tower’s amenities, from the round-the-clock concierge staff to the sophisticated lobby, before escaping to their high-tech home with darkening windows and a concealed safe room.

She changes outfits, from playful to pool to formal, while he remains in his tuxedo, even while working out in the home gym with a dumbbell in one hand and martini in the other.

The pad sold right after Valentine’s Day 2020 for $1.4 million. One of the listing agents was Jason Mendell of Cascade Sotheby’s International Realty.

And now Mendell is back, this time with Melissa Lee of Windermere Realty Trust, with another “sensual” place for sale, across town in the Pearl District at 922 N.W. 11th Ave. #101.

“It certainly has the ‘It factor’ as well,” says Mendell about the townhome with a 1,000-square-foot terrace on top of the Park Place Condominiums. “From the moment you walk in the door and up the stairs, the attention to details and use of light and materials are so very sexy.”

He points to a translucent glass wall separating the master bedroom from its bathroom. He mentions the steel cabinets and kitchen island that “scream edge and exclusivity.” And he stops to wax poetic about the “transformation of the light bending through the onyx around the fireplace.”

And there’s also a revealing video.

The contemporary-style condo has two bedrooms, two bathrooms and 2,262 square feet of living space. And an effective sales pitch.

“Prepare to fall in love with ‘Portland’s Sexiest Townhome,’” states the marketing materials. “Perfectly perched atop and overlooking [Jamison Square,] one of PDX’s most romantic parks.”

Mendell and Lee say the residence, with tall glass doors that open to the private terrace designed with distinct viewing spots, dining and seating areas and a thriving rooftop garden, is perfect for the entertainer or busy professional who appreciates “fine, sleek, seductive details and wants to be in the center of it all.”

A Birkin Lotus 7, parked at the entrance of the tony townhome in one marketing photo, is not included.

Homeowners association dues are $1,317 a month.
